[Tango-L] Mistreatment of foreign tourists in Buenos Aires- Rental values

The argentine newspaper Clarin published a special article , concerning the increasing tendency of local  land owners , to over charge rental of apartments , I will translate this briefing of the newspaper , to let you know the real values that are paid locally. The rental of properties have not control from local government, so technically is not a cheating or a scam . But from a ethic point of view is abusive , this is my personal point of view.

According to a report on Clarin Newspaper , on neighbourhoods such as Puerto Madero, Recoleta, centro, San Telmo, Abasto, Las Cañitas ( part of Palermo), Belgrano , Colegiales and Nuñez , foreigners paid an average u$s 550 a week for a two rooms apartment, while a local portenio is charged around ARP 900 ( =u$s 300) monthly. 

The top values for rental to foreigners, is u$s 1.000 weekly , related to a loft at Puerto Madero or Recoleta.

With this new level of rental to foreigners, there are families that leave their apartments on privileged zones and move to other zones, to obtain sharp profits.

For instance, the family Balboa, that left their four room apartament at Recoleta, and moved to the house of a relative in Belgrano.

They charge for their aparment in recoleta to foreigners, most of them from North America, u$s 2.000 monthl, u$s 1.500  half month, and u$s 840 weekly. " We made a general refurbishing of he apartment, including a double glass insulation, to make the rooms peaceful enough from the sound of the street. It can hold a family with three kids", tell the owner.
 
The woman of the family is in charge of publishing the apartment in a net of real state agencies , and internet sites.  Moreover, if was the woman of the family that lost her job and with the compensation from her employer , made the refurbishing ( note from alberto: in argentina there is a labour law, that establish big compensations if a person is fired, usually around 2 years of sallaries, for a person with more than 10 years at the same job ).


Daniel Moya, a lawyer and journalist, rents an apartment in Barrio Norte for around u$s460 a week por semana,  net value that he receives after the 20% cut that the website of real state ask for publishing the rental offer in internt.

Moya warns that there are common expenses of the apartments within the building that have skyrocketed , and a strong investment  on the competence of lukury hotels around the area.

On the other hand, the international companies are trying to contact directly the land owners to settle their employers appointed in Buenos Aires, and in this way, they pay more moderate prices.
Usually around u$s 600 monthly, in rental contracts of 4 to 6 months.
