-- REfresh, REvisit, REdiscover.</SPAN><o:p></o:p></P>
<P class=MsoAutoSig style="MARGIN: auto 0in"><SPAN style="FONT-FAMILY: Arial">We
are delighted to have Larry Bacow as our luncheon speaker. In true Larry
fashion, he is working from notes and will not have a prepared text. To
catch his pearls of wisdom, I cannot send you an advance copy or promise to post
it on the web at the conclusion of the weekend. You have to be there, and
if history is any indication, you will not be
disappointed!</SPAN><o:p></o:p></P>
<P class=MsoAutoSig style="MARGIN: auto 0in"><SPAN
style="FONT-FAMILY: Arial">Gloria Schuck's management class has evolved quite a
bit, and on Friday she will be discussing Leadership in the Real Estate Industry
and will look to alums for "in class" case studies. Dr. Schuck will
discuss the definition of leadership, will provide an overview of leadership
theory, and will put a couple of alums on the hot seat to talk about their
leadership points of view.</SPAN><o:p></o:p></P>
<P class=MsoAutoSig style="MARGIN: auto 0in"><SPAN
style="FONT-FAMILY: Arial">You will have tough choices because concurrent with
Gloria's session is “Technologies that will Change Real Estate" taught by Dennis
Frenchman. After transforming homes and workplaces over the past 20 years,
digital technology is now appearing in the streets, squares, parks, restaurants,
shopping centers, and meeting and entertainment places where much of our civic
and social life occurs.<SPAN style="mso-spacerun: yes"> </SPAN>In the
process, new kinds of real estate products, values, and opportunities are
emerging.<SPAN style="mso-spacerun: yes"> </SPAN>Dennis’s seminar will
review the growing interrelationship between digital technology, real estate and
design, and “New Century Cities” around the world that are experimenting
with these new forms of development.</SPAN><o:p></o:p></P>
<P class=MsoAutoSig style="MARGIN: auto 0in"><SPAN
style="FONT-FAMILY: Arial">Following those two classes will be two additional
sessions -- Building for Tomorrow's Developments Today and "You're the Judge:
What are Fair Returns for Real Estate Development?" Everyone's favorite,
Tod McGrath, makes you the judge as he articulates David Geltner's model
for determining acceptable development returns. The question is, "what
incremental return above risk-free Treasury yields is required to compensate a
developer for taking on a new project?" You be the
judge.</SPAN><o:p></o:p></P>
<P class=MsoAutoSig style="MARGIN: auto 0in"><SPAN
style="FONT-FAMILY: Arial">Chris Gordon and Jim Becker tackle the issue of
Building for Tomorrow's Developments Today from two perspectives -- the impact
of digital technologies on the building industry and emerging trends in
project development. Jim will look at the ways in which digital
technologies are finding their way into the daily transactions of the building
industry, and Chris will look at the demand for increased flexibility,
sustainability, "smarts", and security and their impact on construction and
management. </SPAN><o:p></o:p></P>

style="FONT-FAMILY: Arial">Always a lightening rod for discussion, Bill Wheaton
and his partner, Ray Torto, principals in the world renowned real estate firm,
Torto Wheaton Research, will close out Back to the Future. Acting in the
spirit of Click and Clack of Car Talk fame (also MIT graduates), Ray and Bill
will provide a brief summary of where real estate markets are, and where they
are likely to be headed. Following their summary, those in attendance are
invited to "pick their brains" about literally any real estate topic.
